It’s said that change is the only constant in life. The same is true for the tenants that occupy our spaces. Over time, needs progress, they evolve. How a business works today might look very different in a decade. Just think about just how technology itself has helped to drive this! Over forty years, the amount of storage and filing space that companies need has drastically changed – just for the amount of paper that they would have on hand in their offices. What will that look like in another 20 years? We don’t know. We can’t know. But we have to be flexible.
That’s how York approaches our buildings and how they can support a tenant. Flexibility through tenant evolution: whether that looks like needing more space as the business grows, as the business evolves, as there’s growth, as there’s new sales, new lines of business that might open themselves up, or even if the business becomes more efficient, more effective, and no longer needs the same amount of space. With the size of our portfolio and the representation that we have in major markets in Western Canada, we have the ability to help tenants move through the different stages of their business all along the way. Even if it’s staying in the same space, we can help shape that space through specific improvements.
And it’s exciting to be able to give that flexibility to a business that they might not otherwise have. We strive to be a very flexible and solutions-focused landlord, who’s enabling our tenants to operate their businesses as effectively as possible within their four walls. We just want our tenants to make the most money possible for their business, to optimize their spaces so that they can be as effective as they possibly can in whatever line of business they’re actually in. So, if over time that business evolves, we want to be the first call so that we can look at how the space can best serve the needs of their business today, and for the next 5 or 10 years.
We want to support that and be part of the solution for how that happens.
