York Construction is in the midst of constructing a unique privately-owned project in the industrial heart of Nisku, AB.

OPPORTUNITY

York Construction was approached to facilitate the solution to an existing building with the need for more useable space and a cleaner more refined modern upgrade.

SOLUTION

Under the umbrella of a Design Build methodology, working alongside the client’s requests, York Construction planned to marry some of the existing building with aspects of new. The result is to retrofit the 28,761 SF of existing building and build out an attached 89,739 SF expansion with a Precast envelope design. This expansion incorporates a 35,478 SF two storey office and a 72,000 SF open warehouse.

OPPORTUNITY

Sierra was looking for a team to design, own and construct a unique freezer facility in the Balzac market. To do so, they needed a developer to acquire the land and an experienced construction team to execute their vision.

SOLUTION

York Construction, using a combination of 3rd party consultants, the client and our internal experience, has been able to design a state-of-the-art facility that includes super flat floors, wire guided forklifts and one of the largest roof-mounted solar arrays in Canada to help offset the large electricity draw of the facility. The new facility is purpose-built and will allow Sierra to lower their costs dramatically against their competitors.

SWIFT

York Construction built an office, lay down yard and warehouse for SWIFT Oilfield Services.

OPPORTUNITY

Swift required a design and building solution that could accommodate different areas of their business: outside storage, warehousing and office.

SOLUTION

Light industrial is York Construction’s focus. Our specialization allowed us to quickly identify the required type of yard construction based on loading, type of warehouse racking and the level of finish for an attractive office. In the end, a fantastic product was delivered by all with a new golf simulator as the finishing touch!

DNOW

DNOW occupies a large facility built by York Construction in South Edmonton which includes office, a large warehouse and a dedicated lay-down yard for their inventory.

OPPORTUNITY

DNOW needed to optimize their space in Edmonton, which meant “right-sizing” their facility to ensure their space design and sizing matched their position in the market. They had a limited window of only 9-months to execute their vision.

SOLUTION

York Construction built a new facility for DNOW in only 6-months, which included over 140,000 sf including over 12,000 sf of office and a 7 acre yard. Focusing on speed, York Construction used a structural, pre-cast concrete wall system, hollow-core floors and screw piles to deliver the facility on-time for DNOW’s use.

STEM Gym

York Construction is building a gymnasium for a client for a chartered high-school.

OPPORTUNITY

STEM had found a perfect location for their new school in Edmonton but was missing a gymnasium. As a government contract, STEM required absolute certainty on their timelines and build-costs.

SOLUTION

Using pre-cast wall panels, York Construction was able to design and construct the gymnasium on a fixed-price budget for STEM. This means they can rely on their opening date for the new school year and on the costs for their budget.

Yokohama

York Construction built a 100,000 sf tire storage facility for Yokohama in the Edmonton market.

OPPORTUNITY

Yokohama required a new tire storage facility in the Edmonton market. Given the complicated use (i.e. specific sprinkler requirement and clear height design), Yokohama required a builder who could deliver on their complex requirements without added cost.

SOLUTION

Understanding the complexities of tire storage, York Construction was able to design a “turn-key” facility for Yokohama (including all life-safety and fire protection requirements, which integrated with their racking system). The result: the client could move-in and immediately use the space.

Saskatoon - Industrial Building

York Construction was given the opportunity to build “on-spec” for a development in Saskatoon.

OPPORTUNITY

Development is a complicated undertaking and the client needed a simplified solution, that had the greatest degree of flexibility for tenants of the space, but would still be simple to construct and give the developer cost certainty.

SOLUTION

York Construction leveraged its depth of industrial construction to facilitate multiple flexible spaces in the building including multiple sanitary line locations, flexible dock/grade loading designs, and a new symphonic drainage system to improve clear-heights and reduce costs.
